Introduction
Before the introduction of RERA Act of 2016, the real estate sector in the country was unregulated. The Act mandates all the real estate projects in the State to be registered under the RERA Authority, except in case if the total number of apartments in the project is not more than eight.
RERA Registration ensures the contract between the purchaser and seller of the plot, apartment, or building is effective and transparent.
RERA in Rajasthan came into force from 1st June 2017 and became the 3rd state in the country which implemented RERA after Maharashtra and Madhya Pradesh.
Who needs to apply for RERA Registration in Jaipur ?
RERA Registration is applicable to :
- Real Estate Agents
- Promoters and
- Projects contingent as per below mentioned criteria:
- All commercial and residential real estates including the plotted development
- Every commercial, and the residential project that surpasses the limit of 500 square meters or have more than 8 units or apartments
- All the on-going projects which do not have any kind of Completion Certificate (must apply within 3 months)
Documents required for RERA Registration in Jaipur ?
- Copy of PAN card, Aadhaar card and photograph of all the Promoter/Partners
- Past Executed / Ongoing Project Experience in the Last Five Years
- Development plan of the Premises
- Project details such as the layout, location, price and sanctioned plan of the project
- Audited financial statements and Income Tax Returns (ITR) of the last 3 years
- Title Deed along with the chain of title
- Details of the contractor, Structural Engineers, Architect and Plumbing Consultant
- Ownership documents such as proforma of the Allotment Letter, Conveyance Deed and Sale Agreement
- Details of construction technology type, designing standards, resistant measures in case of uncertain events etc.

- On-going project – within 3 months
- New project – before any advertisement or sell or booking
- Real estate Agent – before any transactions
Who is required to get RERA Registration?
- Every Promoter:
The contractor for construction or demolition of building, plot etc.,
- An on-going project as on 01/05/2017 where completion certificate has not been received.
- Every agent who assists in sell/purchase of any RERA registered real estate project.
RERA Registration Fees
